Make sure the resume you email looks good upon arrival, with no funny line breaks or garbage in the text. How? Use yourself and at least two friends as guinea pigs.

It’s easy. Practice formatting and emailing your resume to yourself and others. Open the email. How does your resume look? Good? Good. Garbage? Reformat and repeat until your resume goes through cleanly every time.

LENDING through the Government-subsidised Enterprise Finance Guarantee scheme has been falling, with banks blamed for not advancing funds to small businesses. But wellprepared entrepreneurs are finding they can tap into the cash.

Figures this month showed EFG lending plummeted by 23 per cent to [pounds sterling]472 million to [pounds sterling]365 million in the six months to March compared with the previous six months. The number of individual loans dropped 18 per cent to 3,583.

But Tom Millar, managing director of software company ITC Global Security, which earlier this year secured a [pounds sterling]1 million EFG loan, says having the right business plan is vital to unlock the cash.

Tom’s loan, the maximum that can be borrowed through the scheme, was from NatWest and will be used to fund the growth of his business, based in Canary Wharf, east London.

Tom, 38, set up the company in 1995. It provides information and software security services to help cut risks such as fraud for customers including High Street banks.

Until recently it was self-financing but with plans for a major expansion Tom needed external finance. Tom found NatWest keen to talk about a possible loan, but the process was not easy.

‘It took us seven or eight months to prepare the business plan and to complete the application process,’ he says. ‘In fact we pitched two business plans because the first one didn’t work but the second was successful.’

Tom believes the secret to success was the way the figures were presented. ‘We took all of the figures out of the plan which related to future business that was not 100 per cent certain and we proved that we could still service the loan after that.

‘We proved the business was viable in the worst-case scenario and the process gave us more confidence in our firm,’ he says.

MILLIONS of homebuyers enjoying the current low levels of standard variable rate mortgages could cut costs even more – and have the security of a fixed deal. The turmoil that has gripped the mortgage market over the past two years has meant more people reverting to their provider’s SVR when their fixed or tracker loans end.

Most SVRs are historically low and there are none of the fees and penalties associated with signing up to a new deal. More than 2.3 million borrowers, 28 per cent of the market, are now on SVR mortgages compared with 1.6 million a year ago.

But the mortgage market is continuing to evolve in the wake of the credit crisis and several lenders have launched attractive fixed deals recently.

About three-quarters of borrowers currently on SVRs have a healthy amount of equity in their home, 15 per cent or more, which means they could probably find a lower rate elsewhere.

The average SVR is 4.73 per cent, according to data analyst Moneyfacts, although many are lower (see table, right), but this is still higher than the current best-buys for those with equity in their home.

The best two-year fixed rate for a borrower with 25 per cent equity is 2.99 per cent with Yorkshire Building Society. There is a [pounds sterling]495 arrangement fee. The best two-year tracker, from Chelsea Building Society, starts at 2.59 per cent with a [pounds sterling]495 fee.

A borrower with a [pounds sterling]150,000 repayment mortgage paying Santander’s 4.24 per cent SVR, for example, could save [pounds sterling]103 a month by switching to Yorkshire’s two-year fix. Even after the [pounds sterling]995 arrangement fee is paid, the borrower will still make a saving over the two-year term.

‘A record number of borrowers are stuck in mortgage limbo on standard variable rates that are far higher than best-buy deals,’ says Tom Girling, mortgage product manager at Yorkshire Building Society, which carried out the research into SVRs.

‘Our analysis shows that 75 per cent of them could make significant savings by switching to a better deal. And as they are on an SVR, they are free to switch lender immediately without incurring penalty fees.’

Melanie Bien, director of mortgage broker Private Finance, says while borrowers may like the flexibility of an SVR, fixes are unlikely to fall much further – and she warns people could lose out if they wait until rates rise.

‘If house prices fall, as has been predicted, you could end up with less equity, making it more difficult to remortgage, or at least at a competitive rate,’ she says.

While those with SVRs at 2.5 per cent, such as borrowers with Lloyds TSB and Nationwide, have little incentive to move, they should keep an eye on interest rates and house prices.

Some SVR loans, especially those that track the Bank of England base rate by a small margin, are better value than most deals on offer. But SVR borrowers are at the whim of their lender, or the Bank in the case of trackers, over what happens to their rate.

Stephen Wadsworth, 47, a driver for a delivery firm, and his wife Michelle, 44, who works in a supermarket, have decided not to gamble on an SVR.

They were with Nationwide where they could have reverted to a market-leading SVR of just 2.5 per cent once their fixed rate came to an end. But the couple, who live in Portsmouth with their two children, Jack, 16, and Kayleigh, 13, switched.

SAN BERNARDINO – With more than 64 acres, Perris Hill Park is the focal point of its neighborhood.

On East Highland Avenue between Waterman and Del Rosa, Perris Hill Park was named after Frederick Thomas Perris, the English-born man who served as engineer of the Santa Fe railway through the Cajon Pass, as well as consulting engineer for the builders of Big Bear Lake and Lake Arrowhead.

The park boasts Fiscalini Field, tennis courts, horseshoe pits, two playgrounds, a senior center, a swimming pool, picnic tables and a barbecue grill.

It also is home to the Roosevelt Bowl, an outdoor amphitheater with 1,800 seats shaded by stately oaks. It was built in 1934 as part of the WPA.

Tammy Rich lives a few streets behind the park, and finds her neighborhood to be well maintained and an ideal place to raise her young son.

“The houses are kept up and the yards are all mowed and landscaped,” she said. “Almost everyone is friendly, and I feel safe here at all hours of the day.”

Her home is large, with an add-on that includes a bedroom, bathroom and kitchen. She said many of the houses on her street are similar in size.

“They’re one-story houses, but you can tell they are all three or four bedrooms,” she said. “They all have really decent sized backyards and front yards.”

Homes for sale in the area mostly range in price from $100,000 to $200,000. Many of the homes were built in the 1940s and ’50s, and have charming features common to that time period. While Rich’s neighborhood does have some elderly residents who have lived there for decades, most of the homes are occupied by families with several children.

“There are tons of kids in the neighborhood,” she said. “From young kids to teenagers. They play outside, and ride their bikes, scooters and skateboards. You can play outside with your kids and feel safe.”

Despite the fact that there are so many youngsters who enjoy being outside, noise is not an issue.

“It’s not incredibly loud unless someone is having a big party, but everyone’s courteous and they keep it down after 10 p.m.,” Rich said. “On Waterman, you can hear ambulances and fire trucks, and that can get kind of loud, but I’m not going to move because of that.”

Those ambulances are going to St. Bernardine Medical Center, which is on the corner of North Waterman Avenue and East Highland Avenue. The hospital offers an emergency room, urgent care, oncology, maternity services, weight loss services and more.

“It doesn’t even take two minutes to get there,” Rich said
